This service is primarily targeted at Non-UK based clients looking to buy for investment or to buy a second home. Poised Concierge acts as their eyes and ears, we do all the legwork including searching, viewing and assisting with the acquisition of the property. 

How It Works

Free Consultation

A free no obligation consultation is arranged with client.

We discuss the search criteria and gain an understanding of the client needs, the timeframes and the budget

 We are their single point of contact, overseeing the process, liaising with letting agents or any other suppliers.

Property Search Process

After signing the terms & conditions and paying a registration fee, we take the property requirements to the market. We contact agents, private contacts, developers, etc. selling properties specific to clients requirements.

We then view shortlisted properties on behalf of the client.

Results

Once the property search process has been completed, and a selection of properties specific to client requirements are found, the results of the search are presented as a report to the client. The best of these properties will be recommended for viewing.

Property Found

Once we have found their ideal home, and client indicates that they would like us to secure the property we will then run through all of the factors that we believe should be considered before moving forward.

Negotiation

We negotiate on their behalf to secure the property at the best price. Clients are kept updated on the progress and no offers are put forward without their instruction. The negotiation is often a complicated process.

Exchange and Completion

From negotiation to getting the property under offer, and through to exchange and completion, we liaise with lawyers, mortgage brokers and building surveyors. We aim to make this stressful event as hassle free and straight-forward as possible.

We have narrowed the search down to 2 properties and have sent both options over to the client. We have included images, floor plans, property information & area information so they see the full potential of the property. Alaina is in Paris at the moment so is unable to attend the property for a viewing.

Step Five:

Alaina has confirmed the property that they would like to make an offer on. We have negotiated with the supplier and have now made an offer which has been accepted.

Step Six:

We have sent the final success fee invoice to Alaina and Alaina has now paid. The success fee was 2.5% of the sale price which on this occasion was £62,500.

We assist clients looking to rent in the UK. We take care of everything from the search, the viewings and assisting with all that is needed to rent the property. We can also assist with other things from locating local amenities such as schools and nurseries, to organising utility and telecommunications services

How It Works

Free Consultation

An initial consultation is arranged. It is free and there is no obligation to use our services afterward.  For letting transactions, Poised is also able to search the market for a suitable place. In much the same way as a purchase search, a letting search will be bespoke to client needs and will involve other specialists and recommended companies if necessary.

Property Search Process

After the client signs the terms and conditions and pays the registration fee, we take the requirements to the market. We then view suitable properties on the market on behalf of clients.

Results

Once the property search process has been completed, and properties specific to requirements are found, the results of the search will be presented as a report. This report will detail every property previewed, with relevant information and commentary on suitability. The best properties will then be highlighted with expanded information on them – photos & floor plans (where possible). The best of these properties will be recommended for viewing. We then organise viewings and accompany clients on them.

What Happens Next...

Introduction

After we secure a property for our clients, they often move to property management services or short letting services through Poised.

We will either look after their homes for them or turn their homes into luxury serviced residence.

Orientation Tour

A tour of preferred or suggested areas can be arranged, prior to commencement of our search.

Orientation Tours are charged per day for an accompanied tour of client’s chosen location(s). This service is particularly useful if the clients are considering a new area, however, are not ready to commit to a purchase as yet.

Once we receive the signed contract, we will schedule a walk-through of the property and this includes:

Property Survey

We conduct a brief survey of the property to familiarise ourselves with the layout and alarm system as well as to determine entry procedures and operational guidelines. This includes plumbing and electrical familiarisation. We need to familiarise ourselves with plumbing, meter, electrical access to handle any issues efficiently and quickly if and when they arise. 

Insurance and Warranty Details

A list of insurance policies and warranties is documented for the entire property. In the event that repairs are needed, these policies and warranties ensure a speedy resolution.

Supplier Contact List

We will either work with a list of suppliers already established by the client or if needed provide the client with a list of well established companies from various trades that we work with. We will contact the suppliers and establish links with them in order to coordinate all the requirements on the clients behalf.

Introduction

Poised Managed are properties we rent out on short term/short let basis on behalf of our homeowners. 

This is a complete solution which includes: photography, advertising & marketing, housekeeping to maintenance, guest management and rent collection.

What Can Homeowners Expect?

Homeowners have online access to their calendar, can reserve dates and access real time property availability.

We are responsible for maintenance and organising repairs that may fall due during guest stay.

We take care of marketing and advertising.

We manage contract signing and process payment.

We manage housekeeping ensuring the property is cleaned and linen and towels changed.

We take away the stress of managing guest interaction from the enquiry stage, viewing to guest check in. We handle every enquiry through guest’s stay in the property

Our Enquiry Sources

Portal Enquiries

Portals are simply a site we advertise on. We create an account and list the property on the portal. There is no human interaction, this is simply a site used to advertise short term holiday properties. The sites/portals charge a percentage on all bookings.

Enquiries from portals are sent via email from portals. All conversations, payments and agreements are made ON the portal.

Agencies

These agencies work the same way travel agencies do, they advertise our properties on their site or recommend our properties to their client and receive a commission for every booking they secure. Unlike portals, there is human interaction. Agencies staff call us to confirm rates, availability, or ask questions about the property.

Direct Enquiries

Direct enquiries are from repeat client or client who found us through our website. There is no middle man or system. We deal with the client directly.

How It Works

Enquiry

Enquiries are received by phone or email. Typically client will ask for a specific property and date.

Availability & Confirmation

If the property is available we confirm this to the potential guest and if it is not we’d offer property finding- short let finding service, to find them an alternative options. 

Booking

Should the property be available and the potential guest chooses to book. We send them an invoice and contract and only once the invoice has been paid and contract signed do we confirm booking. Our homeowner receive an automatic notifications once the booking has been made. Homeowners receive real-time updates.

Pre-arrival and arrival

We coordinate the process from pre-arrival to check-in ensuring client have the full address. We take care of additional requirements from airport transfer, nanny on arrival, unpacking, late check-ins and charge for additional services.

Things To Remember

Advance Booking

We do not accept bookings that are more than 3 months from the last booking. Example: if the last booking enquiry is for the 3rd March 2015, we can accept booking starting June 2015. This is to avoid too many gaps in the calendar which then becomes hard to fill out.
